Between ₹1,600 and ₹4,500 per square foot of carpet area, depending on finish level. For a 900 sq ft 2 BHK that is roughly ₹15 to ₹40 lakh all-in. Anyone quoting well below that band is either excluding something or intending to.

A fixed fee, agreed before any drawing starts, based on carpet area and scope. It does not move if your budget moves. We deliberately avoid the percentage model — it pays us more when your project costs more, which is the wrong incentive.

Typically five stages: booking, on approval of drawings, at material procurement, at 70% site completion, and on handover after the snag list is closed. The final stage is never a token amount — it has to be worth us coming back for.

Expected, and fine before we cut material. After that a change costs real money and we will tell you exactly how much before proceeding. We do not absorb it quietly and we do not spring it on you at the end.

Yes. Design-only is a real service, not a lesser one — drawings, specifications, a bill of quantities and site visits at key stages. It suits people with a contractor they already trust.

One designer, from the first meeting to handover. We cap the studio at fourteen projects a year specifically so this stays true. You will not be handed to a junior after the drawings are signed.

Nine to twelve weeks for a compact flat, eighteen to twenty-four for a 3 BHK, longer for a house. Add four weeks if you are in a society with restricted working hours, and eight if you are building through the monsoon.

For a kitchen or one-room refit, usually. For a full home, we would advise against it — dust, noise and the fact that a site with people living in it runs perhaps 40% slower.

Regularly — Alibaug, Lonavala, Pune. Travel and stay are billed at cost and shown as separate lines. Below a certain project size it stops making sense for either of us, and we will say so.

We prepare the drawings and letters your society will ask for, and attend the committee meeting if it helps. The application has to come from you as the owner — that part we cannot do on your behalf.

One year on all joinery we built, two on the Bespoke tier. Hardware carries its manufacturer warranty and we hand over the paperwork. If something we made fails in that window, we come and fix it.
